Genesis Homes Completes Challenging Mountain-Setting Hotel Project

 

Genesis modular building process accelerates hotel opening by three months

TROY, Mich., July 23, 2008 – Genesis Homes, a member of the Champion family of builders, and the largest nationwide builder of modular homes, today announced that its innovative modular construction process was used to accelerate the building of a 48-room hotel in a challenging mountain setting outside Sheridan, Wyo. The Passage Resort hotel, located in Dayton, Wyo., 8,700 feet above sea level in the Big Horn Mountains, opened three months sooner than if traditional construction had been utilized.


“We were open for guests in mid-summer. If we’d used site-built construction, we couldn’t do that until fall,” said Andy Wallen, general manager of the resort.

This hard-to-reach mountain setting with its short building season made constructing the hotel using traditional site-built methods extremely problematic. Not only is it difficult to find qualified crews in this remote location, but most trucking companies won’t deliver building materials in the winter months.

“We saved at least three months on the project overall by using Genesis,” continued Wallen. “Genesis was able to provide us with the designs we needed and to meet our timelines, even in winter. And because Genesis supplied its own installation crew, I didn’t have to house a framing crew of 20, nor full plumbing and electrical crews for the project.” The Genesis team installed the 48 modules in only 15 days.

“Time is a major factor in these projects because return on investment is critical to our customer,” said Kevin Lockhart, sales manager of Genesis Homes in York, Neb., the manufacturing facility that built the units.

While the early November snows were falling in Wyoming, Genesis Homes began construction of the modules inside its environmentally-controlled manufacturing plant in Nebraska. In just ­­­14 days, all 48 modules were complete and ready for shipment. Genesis delivered the first units to the hard-to-reach building site on Nov. 15, 2007, and had all the hotel room units installed on the previously poured foundation and weather tight by Nov. 30, 2007. The developer then completed the roof of the hotel and added a log and stone exterior façade.

The Genesis modular hotel units, in a two-story configuration, flank a central, site-built lodge entry area. The 48-room hotel is part of the Passages Resort and includes a lobby, full breakfast area, a swimming pool, hot tub and second floor conference rooms. In addition, located on the main floor are two hotel rooms Genesis designed and fitted with wider, 36-inch, handicap-accessible doors and a larger bath for guests with special needs.

“Genesis modular building process helped us overcome labor, materials and seasonal challenges, plus saved us valuable time. We would definitely use Genesis again in future projects of this nature,” concluded Wallen.
